Living Room Layouts – 3D Designs

When designing a space it is very important to understand the functionality and purpose of the room. The living and family room can be two of the most used spaces in a home. There are many purposes for these spaces like watching television, conversing with loved ones and simply just relaxing. These spaces also need to be designed with certain age groups in mind. Below are 3D spaces created to show a few living room layouts that are functional for focal points, conversation spaces, kid-friendly areas and symmetrical areas.

When creating this layout, there is most likely a known focal point in the room. This could be the television, the fireplace or some other ‘important’ object. In the layout below the focal point is the television. The main idea in this layout is to focus all furniture toward the known focal point. The sofa is in the middle facing straight toward the focal point as the chairs are positioned diagonally toward both the sofa and the focal point. In order make this space more inviting with company you can add rotating chairs or moveable ottomans that make for easier conversation.

Those with children know that when planning a space it is important to keep them in mind. Creating an open space for play is important, while also maintaining an ‘adult area’ for conversation. Create this space with a sofa and complimentary chairs on one side, add a coffee table as a small barrier and two chairs on the opposite side of the room for children. This ‘barrier’ creates a differentiation of ‘adult’ space and ‘child’ space. Add functional pieces of furniture to this space with storage for toys, books and supplies.

Do you have company often? Get togethers, book clubs or church groups? Then this layout is perfect for your space. Position the sofa and complimentary chairs in almost a circular position so that any seat in the room is seen and part of the ‘conversation’.  It is important to position furniture so that it is easy to walk around each piece instead of ‘through’ the conversation. The main focal point in this layout are those who are also in the space with you.

For those with a sensitive eye to design balance, these spaces are great for you! These spaces not only contain balance and symmetry, but they are also great conversation spaces. For visual balance it is important to add pieces across from one another with the same visual height and weight. As in the picture, there is a sofa and then two accent chairs that are visually the same weight. Then you have the chairs in the middle directly across from one another. This layout creates visual balance to the eye.

Many prefer symmetry as well. The second layout is created with a coffee table in the middle of the room as an anchor. Two similar, if not the same, sofas and end tables are added across from one another. This symmetrical layout works best for formal living rooms.

When creating any of these spaces it is important to think about the functionality of the space and how it will fit your needs. Also keep in mind the size of the room and what can fit appropriately.

New Year. New Home

Trends are very common in home design. Some last and some just can’t stand the test of time. We are going to talk about some common home design ideas that are out of style. We will also look at some new home design ideas that will make your home one to desire!

1. Out with CHEVRON & In with fun, modern prints.

As much as we all loved Chevron (on just about anything) it just can’t stand up to the changing design inspirations. Change those chevron walls and upholstery to things like houndstooth, damask and quatrefoil, like the picture below!

In addition to these fun new patterns, wallpaper is making a huge comback and is a great way to create an accent wall!

2. No More Matching Furniture. Add fun accent pieces in different patterns or colors!

It is common for the untrained eye to want everything to match from the sofa to the love seat to the ottomans. But, it is very important to break up the same color scheme with a coordinating and complimentary fabric or pattern on a least one piece. Instead of creating a space with all matching pieces, add pieces like the accent chairs in the second picture. Add coordinating pillows on the sofa or sectional to pull everything together and achieve your desired look.

3. Nix the Painted Accent Wall and Pop on some Eclectic Wallpaper!

The idea of adding an accent wall to a room is still commonly used, but now it is come with more style in mind. Take a drab painted accent wall and add an elegant, coordinating wallpaper for an eye popping addition.

4. Silver Kitchen Fixtures are so 2015, Add a POP in 2016 with GOLD!

Even though silver kitchen fixtures will remain a favorite for many years, it is most certainly playing it safe. Create a unique kitchen by adding gold fixtures and accent lighting.

5. Let your COLOR FEARS of 2015 be in the past. 2016 is about sensory stimulating COLOR schemes!, a very well known paint company says that 2016 is about using these different hues and intensities to create you very own sensory driven space. Don’t you just love these colors below?

Classic, Cozy & Custom Closets

It is not unknown that women love a great closet! The idea of organization and a beautiful display of clothing, shoes and accessories is an important part of a home. Men are also jumping on the bandwagon and realizing the functional of a well put together closet.

No matter the size of your closet, creating a space that is functional and organized can help save time, money and make it easier to care for your clothing and accessories. Below are some of my favorite closets from It is important to create a space that is most efficient for your needs. It may sound silly because it is ‘just a closet’, but create a space that feels warm. This will help reduce time looking for your favorite pair of pants or make it easier to find the right shoes.

First up is a great idea for a child’s closet. This space is playful and is set up like a team locker room. This closet helps keep the kids organized and their items have a specific space. These built in drawers help keep the space looking tidy while still remaining accessible.

Next up, for the men. Now not all of us are able to have two separate closets, but if you are so lucky, these two closets are great! The first closet space is great because of the built in cabinetry for storage, as well as the cubbies for ties or shoes. No more searching for that special tie, these little nooks create a visible, organized space.

In the next photo the dark built in pieces create a masculine space, while still maintaining its elegance. Each separate rack is great for dividing different items of clothing. Keeping those items separate makes life easier when getting ready. Adding built in hampers keeps dirty clothes in their space while they await the wash! Add a large floor mirror for the ability to check your outfit before heading out.

And, of course, some great ideas for the beloved women’s closet. The first picture shows a great way to add to a small closet. Don’t let a smaller space discourage you! Adding shelving can help keep more organization as well as built in drawers for storage. Keep things tidy with shoe racks and randomized racks.

Next, if you do have the space, add more shelving and shoe racks. Like the next photo, adding a floating island in the closet with a functional drawer or cabinet can create more space and storage. Create this space to lay out your clothes for each day and be prepared for a carefree morning!

Lastly, like in the last photo, adding sectioned cubbies on shelves can create a home for accessories like belts, scarves, hats and more. And of course, what about those purses? Create shelving just for those purses. By having these accessories in your closet and so close to your clothing, it makes it easier to get ready in the morning, afternoon or night!

Visit Olde Mill Furniture for more guidance on how to recreate your closet space to suit your needs. Create a space that makes life easier, as well as one that properly displays your items.

Sometimes a complete remodel isn’t in the budget. That’s ok, because at times all it takes is a minor transformation of a few things and the space feels complete. 2. Change the Hardware

Like the photos below, transform your cabinetry in a few simple steps. Hardware can change the overall look of your kitchen and cabinets. The color and style of the hardware can make you cabinets stand out and create a ‘finished’ look that is often desired. Like the second picture, you can take a very traditional canbinet, pop on a modern, sleek handle and you get a more contemporary look. It is all in the details.

You can also repaint or stain your cabinets to bring them back to life. Or paint just your island and leave the cabinetry the same for an extra pop!

4 Must Have Mud Rooms!

Do you get frustrated when your loved ones throw their jackets on the floor or across the banisters when entering the home? Or is that pile of shoes piling up in front of the sofa? Well, one popular renovation to many homes at the moment are Mud Rooms. Recreate your mud room with more organization, functionality and hide unsightly items. Help your children find their items easier and still stay stylish while doing so! Below are four different, yet similar, mud room ideas perfect for any space.

First up, don’t have a mud room? That’s ok, create this look in your garage. Add baskets for storage and hooks for hanging coats and scarves. Add a large basket for shoes! No more lost or straggling shoes. Shelving is also another solution for this space for shoes and boots. Fill space with clocks or other accessories to make this outside space a little more homey.

Next up, let’s be kid-friendly as well! Let’s face it, a lot of the time, we need these spaces more organized for our children! Create single cubbies for each family member so everyone has their items in their own spaces. No more, “That’s my glove!” and wasted time searching for that missing shoe. Create drawers for small items or electronics. Add labeled baskets for storage and hooks to hang jackets and more! Adding labels, to spaces helps keep things organized. It also gives children a sense of ownership and the importance of taking care of things.

So the kids are grown you say? That’s ok, create an organized space for YOU! Create a more sophisticated look with a beautiful painted built-in with functional shelving. Use more mature style baskets to store personal belongings. Add classic hooks for items. Create a seat perfect for putting shoes on and taking them off. Add an upholstered cushion and coordinating pillow to finish off the space. Throw in a piece of artwork or alternative artwork to complete your desired look! Also a great feature is the mixture of both shelving and cabinetry. Have space for visible display, but also hide your unwanted items.

Lastly, here is a more modern look. Great for any home, but beautiful in a city home or penthouse. This sleek styles has lots of storage! Great in homes with a lack of storage and organizational space. This space lends itself to being modern with the cabinetry style and hardware. It contains simple lines and the space itself is rather basic in design, yet very gorgeous. This space lacks visible shelving, but is great for storage and for those who prefer to hide their items. Thought it is simple, one could add an upholstered cushion or pillow to complete this space.

3 Stylish Holiday Mantel Decor Ideas

With the holidays right around the corner, our homes become the main location for dinners, parties and lots of memories and laughter. It is important to create beautiful spaces that provide a warm and cozy feel for the loved ones around us.
One main focal point in many homes are fireplaces and mantels. A great feature of a mantel is the ability to transform the space with different decor. Different textures, patterns and colors can transform a space based on theme, holiday or style of choice.

Below we are going to discuss 3 Different Ways to Style a Holiday Mantle! Let’s talk about a traditional holiday mantle, a rustic farmhouse mantel and a fun, child-friendly mantle. No one mantel is the ‘correct’ style, it is all about what you envision for your holiday decor.

First is a Traditonal Mantel Style. To complete this look you can stick with the Traditonal Christmas colors of reds and greenery. The pop of gold in the accessories finishes it off with an elegant feel. Add a pop of color to garland with the addition of red ribbon and decorative Christmas ornaments. A popular trend that will stand the test of time is adding a wreath or ribbon wreath, like the one pictured, over an existing mirror above the mantel. Tie in gold candles and reindeer for a classic look. The Traditonal mantel is timeless!

The Source

Now for the Rustic/Farmhouse Mantel that is currently trending. For this rustic look, garland is still a prominent feature, but with more natural, earthy greenery. Use linen or burlap stockings at your mantel for a farmhouse feel. Adding this deer head to the mantle creates a rustic, cabin feeling to the mantle. With pops of lanterns and a rustic basket, this mantel portrays a natural feeling. Use these ideas to create your rustic mantel, many items used are also great year round!

The Source

Have children? If so, make your mantel something special for them! Create a space appealing for visitors, as well as creating a memory for your little ones! Adding fun silhouettes of your children creates a playful focal point to your mantel that is great year round. The playful stockings are creative enough to excite the children, yet still elegant enough for the mantel. The fun, non-Traditonal colors create a youthful pop, as do the candy ornaments and trees. Make the holidays fun in you’re home with this creative look!
